About Us

California Pines is a large residential subdivision nestled in the mountains of Modoc County in Northeastern California. Located just 20 miles southwest of the City of Alturas, California Pines covers 15,000 acres divided into two districts: the Lake District and the Hill District.



THE LAKE DISTRICT is a residential area located next to the Donovan Reservoir. Water, sewer and trash service is provided to most properties through the Community Service District (CSD). Power is supplied through Surprise Valley Electric. This area is also home to the California Pines Lodge, and a local landing strip for small planes. Property owners along the airstrip are welcome to include airplane hangers in their building plans (subject to the Development Restrictions, of course)!




THE HILL DISTRICT is a residential area just up the mountain from the Lake District, and is known for its beautiful forest of pine, cedar and juniper trees. Three fishing ponds are nestled in among the trees and are stocked by the State Department of Fish and Wildlife (fishing permits are required, you can get them in Alturas from Ace Hardware). Seasonal streams and a variety of springs also dot the hillside. Private wells and septic systems must be installed on each lot as community water and sewer systems are not available in this area. Trash service is provided in the Hill District by CSD, and power is provided to developed sites by Surprise Valley Electric.





About the POA

The Property Owner's Association (POA) is a 501(c)(4) Non-Profit Corporation that was formed under Part 1 of the California Non-Profit Corporation Code in 1968 (Entity Number C0545522) to enforce the Development Restrictions of California Pines and maintain common areas for the benefit of both the property owners and residents, as well as the general public.



GOVERNING BOARD: The Governing Board is made up of Board Members and convening as-needed to help the On-Site Manager, Dave Lake, handle the day-to-day activities of the POA.



MEMBERSHIP: Every property owner in California Pines is automatically a member of the POA, but only "Members in Good Standing" (those up-to-date on their dues) are allowed to vote.
